Report findings to the Operations Manager / Site Manager. - Screen qualifying prospective tenants following CAPREIT process and procedures. - Ensure the Tenancy Agreement and all other documents are correctly prepared and - Conduct move-in/ move-out inspections. - Maintain an accurate account of suite availability. This position will act as a Regional “Mentor” to the site staff on those matters.   Responsibilities:   Lease Administration - Ensures accurate tenant profiles through timely processing of lease corrections/changes. - Maintains and generates lease renewals in SAP and ensures delivery to the tenants. - Reviews and ensures proper and timely tenant terminations in SAP. - Oversees preparation and timely submission of prior tenant collection packages (completed by either the site staff or other Regional staff member) - Prepares late rent notice as per legislation – (N4, 10 day notices) - Manages social housing agency contracts, inclusive of A/R reconciliation, collection and posting of monthly rent cheques from the agency – for sites in provinces other than Ontario - Prepares and maintains Above Guideline Increase (AGI)/legislated rent reduction excel schedules for proposed and approved rates - Enters and maintains in SAP, the legislated rent reductions/AGI/Fixation rulings and adjustments, rent billings and renewals in accordance with Tenant & Landlord legislation, inclusive of the AGI case. - Prepares tenant correspondence (pre- and post-approval) and manages inquiries on the rent calculations related to the legislated rent reductions/AGI/Fixation rulings - Manages the end-to-end process of transitioning utility payments to the tenant, inclusive of approval of utility bills for payment by CAPREIT, invoicing the tenant for their portion, and ensuring that tenants register with the utility company for direct billing. Tenant Payment Reconciliation - Prepares and updates the pre-authorized payment files. - Coordinates with Accounts Payable for the for the issuance of tenant cheques, e.g. Rent/Other Refunds, Security Deposit Refunds, and LMR interest cheques for the region. - Prepare bank deposit and post prior tenant collection agency cheques. - Ensure timely resolution of deposit discrepancies between Bank and SAP. Are you a dependable handyman with a passion for customer satisfaction and repair work?   Looking for a live-in opportunity with a residential property management company that is listed as one of the 50 Best Employers in Canada?   Summary:  Reporting to the Operations Manager and based out of our 100 Wellesley Street location, the Resident Manager will attend to building emergencies, processes maintenance requests and achieves cleanliness standards and resident satisfaction while living in the building.   If you take pride in well-maintaining buildings, are safety-conscious, can juggle multiple priorities, possess outstanding customer service and organization skills and can work on-call on a rotating schedule including weekends and evenings, we want to hear from you!   Responsibilities: - Clean and maintain the building in an orderly and debris free state including the lobby, vestibule, elevators, sub basements, common area, garage, parking area and the compactor, garbage chute, storage, mechanical, laundry and mail room - Monitor pests, repairs, vandalism and suspicious activity and report deficiencies to the Operations Manager - Affect all repairs where possible, check lighting and replace faulty light bulbs. - Ensure all elevator current licenses and capacity plates are posted - Store and label chemicals according to WHIMIS 2015 requirements - Clean and prepare vacant units to prepare them for viewing and rental - Maintain accurate records and update the directory board - Maintain good knowledge on emergency procedures - Investigate and record all fire log requirements - Lock up laundry rooms, recreation areas, locker rooms and ensure all mechanical and exit doors are secure within the prescribed time frames. - Check all vacant apartments weekly and complete incoming and outgoing inspection forms - Be available for on-call after hour emergencies for our 2020 Sheppard and 2180 and 2190 Weston Road locations     Qualifications: - 1-2 years’ experience as a superintendent, janitor or in a related field. Experience in fire and life safety and building inspections is an asset. - Minimum secondary education or general education degree (GED) is required.
