    Job description

    CAPREIT is current seeking an enthusiastic and growth-oriented Development Manager to join our growing Development department. This role's primary accountability will be to provide project management & development support to various internal and external stakeholders through effective analysis, design, communication and project management skills in order to ensure the timely delivery of the REIT’s development plan.

    Job Overview

    • Researching historical information of a site to assess the development potential for a site and any potential roadblocks 
    • Refining preliminary site plans and ensuring all aspects of site design with respect to external and internal stakeholders are considered
    • Liaising with our legal department to correctly identify any encumbrances prior to the design of a site
    • Generating budgets required for municipal approvals that form a part a pro-forma at project feasibility stage
    • Managing the design and Municipal approval process for new developments, to ensure Capital Plan municipal approvals are on target for timely delivery
    • Acting as the key driver of the project design team (Architects, External Planners and Engineers), including, but not limited to;
      • Reviewing and monitoring consultant municipal submittals to ensure the various disciplines are coordinated with each other
      • Ensuring that all consultants have milestone dates
      • Attending staff meetings and ensuring that development submittal packages are comprehensive and address staff comments
      • Advising the project team when changes are required due to external and internal stakeholder requests
    • Monitoring the site plan approval process to ensure Capital Plan municipal approvals are on target with respect to schedule and budgets and advising the EVP of Development when either are diverting off course. This includes but is not limited to;
      • Preparing project tracking analysis/report to compare now expected results to approved proforma
      • Ensuring timely approval of invoices and obtaining the signatures required for processing and payment
      • Tracking of invoices paid and ensuring that they are within the committed costs originally anticipated on a project
    • Liaising with councillors and municipal staff to ensure that the project does not have political / engineering roadblocks that will hinder development approvals
    • Performing final project close out activities to include but not limited to;
      • Ensuring all files relating to project are uploaded to server for file retention
      • Filing and forwarding all Letter of Credits  to the appropriate person within the department responsible for the future discharge of these securities  
      • Copying of executed site plan agreement and final applicable amendments made uploaded to server for file retention
    • Collaborating closely with the Construction and Leasing teams, consulting architects and contractors, to assist in the preparation of predevelopment drawings, budgets and schedules
    • Helping with the monitoring and assessment of planning notices and policy changes that may affect REIT owned properties
    • Assisting with CAPREIT sustainability initiatives


    Desired Skills & Qualifications:

    • Completion of a Bachelor’s degree in related field (e.g. Planning, Engineering, Architecture) 
    • A minimum of 5-8 years’ experience in Real Estate development 
    • Residential experience is required and retail/commercial experience is an asset
    • The ability to be registered as a lobbyist in Ontario
    • Knowledge of planning policy in other provinces is an asset
    • Effective communicator with demonstrated written and verbal skills (ie. report writing, presentations and meeting facilitation)
    • Strong working knowledge of Microsoft Excel, PowerPoint and Word
    • A good knowledge of LEED (or LEED equivalent measures) related to construction
    • Well-developed analytical and problem-solving skills
    • Independent proactive self-starter, with the ability to effectively manage various projects simultaneously to meet strict deadlines
    • Works well in a cross functional team environment and has a positive outlook and attitude
    • Member of CIP, OAA, PMP or LEED AP certification is an asset
