About the Director, Operations opportunity:

  • Optimize Portfolio Performance: monitor vacancy, rent collection, arrears, procurement discrepancies, and operational reports. Implement corrective actions to maintain full occupancy and operational excellence. 
  • Drive Financial Performance: maximizing revenue by managing operating and capital budgets, optimizing rent structures, controlling expenses, and identifying new revenue opportunities, such as parking and lockers.
  • Lead Operations & Compliance: ensure full compliance with life safety standards, legal requirements, and corporate policies. Conduct inspections, address deficiencies, and respond to emergencies.
  • Enhance Asset Value & Deliver Capital/Special Projects: develop and execute action plans to improve property aesthetics, operations, and long-term value. Oversee unit turnovers, capital projects, and major structural upgrades. Support due diligence and integration of new acquisitions.
  • Oversee Legal & Tribunal Matters: manage LTB applications (AGI, N12, T2/T6, rent reductions), human rights cases, and insurance discovery/recovery hearings. 
  • Liaison for Government Officials including: Property standard & Bylaw Officials, Technical Standard Safety Authority, Electrical Safety Authority, Fire department, Public Health Department, City councilors, MPP, Ministry of Housing, Social Housing, Police inspections (assist with investigations).
  • Champion Resident Experience: resolve resident inquiries, manage rentention initiatives, negotiate settlements, and engage with tenant associations to maintain high satisfaction.
  • Execute Marketing & Leasing Strategies: evaluate promotions, optimize rent tables, manage incentives, and implement strategies to address vacancies.
  • Lead & Developing Teams: hire, train, coach, and mentor staff. Conduct performance reviews and performance management, and create development plans that support growth and accountability.
  • Provide Strategic Asset Management: analyze financial statememnts, review capital requests, support procurement strategies, and collaborate with senior leadership on asset repositioning and revenue intiatives.

What We’re Looking For

  • University/college degree or equivalent experience
  • Strong leadership and interpersonal skills
  • Ability to interpret financial statements and manage budgets
  • Excellent problem-solving, organizational, and communication skills
  • Proficiency in computer applications
  • Ability to manage multiple priorities under tight deadlines

 

Compensation:

  • Competitive Base Salary starting between $110,000.00 - $120,000.00. 
  • $8,000.00 annual car allowance
