
Title: Senior Building Condition Assessor
Reports To: Associate Director, Engineering and Project Management
Position Summary: The Senior Assessor should have a comprehensive understanding of building structure and envelope components, as well as electrical and mechanical systems. This role involves conducting detailed assessments, creating long-term budget forecasts, and maintaining an inventory of all mechanical equipment within the buildings.
Responsibilities include:
- Conduct thorough assessments of building structural components, building envelope systems, and electrical and mechanical systems to ensure compliance with safety regulations and performance standards.
- Develop a 10-year look-ahead budget forecast for maintenance and capital improvements based on assessments and current industry standards for various building components.
- Create and maintain a detailed inventory list of all mechanical equipment in the building, including specifications, conditions, and recommendations for replacement or upgrades.
- Prepare comprehensive Building Condition Assessment reports detailing findings from site assessments, reviewing previous BCAs; along with actionable recommendations and budget projections.
- Lead scheduling and coordinating of site visits with site staff.
- Work closely with project managers and other stakeholders to ensure integrated approach towards building assessments and scheduling future projects/improvements.
- Assist other teams, as assigned, with new acquisitions assessment, capital planning, review of consultant’s BCA reporting.
Required Skills & Qualifications:
- University degree in relevant fields such as architectural, civil, mechanical, electrical engineering, building science or building engineering. (Master’s degree preferred).
- A minimum of 10 to 15 years of relevant experience in building assessment or a similar role.
- Excellent written and verbal communication skills.
- Professional certification (e.g., BSS, P.Eng., or equivalent) is an asset.
- Knowledge of technical standards and process in completing building condition assessments, in particular American Society for Testing and Materials (ASTM) Practice E2018-15 “Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process.
- Advanced knowledge of the process of cost estimating for replacement and repair of building components and systems.
- Capable of establishing and maintaining effective working relationships with internal operational and management teams and external associates and vendors.
- Required to travel to support capex projects across Canada.
- Ability to work at heights utilizing suspended access equipment such as swing stages and zoom-booms.
- Knowledge of building science including all areas of study - architectural building envelope, mechanical and electrical building systems or site components.
- Demonstrated experience implementing a strong safety culture.
- Maintain quality service by establishing and enforcing organizational standards.
- A team player with leadership abilities.
- Proficient in MS Office with a proven ability to quickly learn and adapt to new applications and software for report writing.
- Valid drivers’ license and access to a vehicle.
